Mr. Mengert founded the organization now known as Association Management Group in 1984. Raised in Greensboro, NC he majored in Political Science and Communications at the University of North Carolina, Greensboro ('84). He also graduated from Harvard University's Harvard Business School (OPM '05) in Cambridge/Boston, Massachusetts.
Mengert has served on the national senior faculty of the Community Associations Institute (CAI) since 1990 and was President of the Carolina's Chapter of the organization in 1995. Mengert teaches classes approved for continuing education by the North Carolina Board of Realtors, South Carolina Department of Real Estate, the California Department of Real Estate, the Florida Bureau of Condominiums, the Nevada Department of Real Estate and the Georgia Department of Real Estate.
In the second administration of President Bill Clinton, Mengert was tapped as a (State Department's) USAID housing sector advisor for the countries of Kazakhstan and Kyrgastan, where he developed strategies which led to the privatizing of government housing and formation of thousands of new homeowner associations. The new associations gave residents control of their own communities.
He has authored several association books and numerous articles, which are taught in several languages and training courses. Prior to founding the AMG organization in 1984, Paul worked for the Governor of North Carolina (James B. Hunt).
Paul currently serves on the US Board of Directors for the Givat Haviva Educational Foundation, which won the United Nations Peace Prize for Peace education in 2001. He is on the 2004 - 2005 Alumni Board of Directors of Greensboro Day School and is a former director of the Greensboro Housing Coalition and the NC National Federation of Independent Business. He received a congressional appointment to Reagan White House Small Business Council. Paul is also a Scout leader. |

Randy Fann - Senior VP, Association Management Group of Charlotte, Inc.

AMG Charlotte's General Manager and Senior Manager, has been with the firm since 1994. He earned the Professional Community Association Manager (PCAM) designation in 1999, one of only 1,000 people nationwide to be so designated.
He was elected by the Community Associations Institute - North Carolina to head the organization in 1999 as its' President. He served on the Board of Directors for CAI-NC from 1997 to 2003.
Randy is a retired United States Naval Officer and former college professor at the University of Mississippi. His undergraduate degree is in Mathematics from the University of Mississippi in 1977. He has taught and authored or co-authored numerous publications and courses regarding the operations of homeowner associations.
Randy also leads the company's internal training program. His specialization is in maintenance programs, systems and operating procedures. Randy has completed workshops on association operations, legal and tax issues and building long-term repair and reserve scheduling. He also has worked with the Chamber of Commerce and United Methodist Church.
He is married and has four children and one grandchild. Randy's duties are concentrated in the areas of Community Management, consultation with client Boards of Directors, and staff training and development. He has provided consulting to developers and worked on an advisory board to associations with builder defect litigation. He also has been recognized for successfully implementing programs which significantly reduced receivables for many clients. |

Starr Hammond - General Manager, Association Management Group SC, Inc.

Starr Hammond joined Association Management Group SC, Inc. in 2001after working as a project coordinator for a land developer in the Greenville area. She graduated with honors from UNC-Charlotte with degrees in English and Education. Starr also completed several graduate courses in management at Furman University and is currently working on her Professional Community Association Managers designation (PCAM).
It was fascination with construction and business that led her to her current field. Prior to working in land development, Starr operated a consulting company which assisted local attorneys and business leaders with organization. She also worked for several years for the city of Clemson in the Engineering and Public Works Departments. Starr has taught several courses in high school and adult education and currently serves as Executive Secretary for the SC National Tooling and Machining Association. She has actively served in this capacity for over twelve years and is active in speaking out on behalf of small business and trades in the United States.
She has volunteered extensively in PTA and in the Methodist church. She also served for two years as co-director of children's ministry in a city program for helping the homeless and is still active in the program. Starr would consider her specialties public relations and communications. Starr has four sons, ages 18 to 8, and several household pets, which help to keep her occupied in her "off-time". She is from the mountains of NC but has lived in the Upstate since 1985. |

May Gayle Mengert - Vice President, Association Management Group, Inc.

Senior Manager and corporate Vice President, has been with the firm since 1986. May Gayle has earned the Association Management Specialist (AMS) designation, which is awarded to selected individuals only after extensive experience, rigorous study and testing. She also studied Education, English and Management at Peace College and received a BA in Education from Guilford College in 1982.
She was chosen by the Community Associations Institute to be one of the regional coordinators for the Triad Area. She has completed the Community Management courses in the Professional Management Development Program. Prior to joining AMG in 1986 she worked as a retail manager and President of VHW&B. May Gayle has worked with the Greensboro Chamber of Commerce and Greensboro Merchants Association.
Mrs. Mengert assists Lutheran Family Services with their programs to relocate war refugees from Sarajevo , Bosnia and serves as the Promotions Chairman of the Bargain Box of Greensboro (a part of the Junior League). Further, s he works with the Silent Witness Program for abused women. In 1985 she married Paul and they have two sons, Paul, II, born in 1988 and Matthew born in 1996. May Gayle's duties at AMG are concentrated in the areas of Community Management, consultation with client Boards of Directors and supervision of the customer service staff. |

Lou Baldwin - Manager, Association Management Group Forsyth, LLC

Lou Baldwin is a "Managing Partner" of Association Management Group-Forsyth, LLC.
He is also the owner and President of the Baldwin Companies, specializing in commercial real estate and property management. Lou is very active in the Triad community and the real estate management profession. He has special expertise in facility operations and long term planning.
Professionally, Lou is a Past-President of the Winston-Salem Regional Association of Realtors. He has been honored as the Association's 1997 Property Manager of the Year, 1998 Citizenship Award, 1999 President's Award, 2000 Political Affairs Award and as the 2001 Realtor of the Year.
Lou is very active in the community and currently serves on the Boards of the Piedmont Triad Partnership and the Committee to Promote Biotechnology in the Piedmont Triad. He is a past-President and Chairman of BoysCAMP, a past board member of Habitat for Humanity and is an active member of Ardmore Baptist Church. Lou served as the National Association of Realtors 5th District Federal Coordinator, the Association's primary liaison to Congressman Richard Burr and now serves as the Realtor's Federal Political Coordinator to Senator Burr.
Lou was recognized in 2003 as one of "40 Leaders Under 40" in the Triad and in 2005 as one of the "50 Most Influential People in the Triad" by the Business Journal. Lou is a Graduate of UNC-Chapel Hill with a degree in economics and of the N.C. Realtors' Institute where he was honored as the top graduate in 1989. |

Dacy Flynt - Client Services Director

Dacy joined AMG in 1996. She has a wide variety of experience in legal, administrative and personnel issues as well as construction and construction defects. Dacy has a high level of computer experience. Additionally, she coordinates and facilitates manager-training programs and currently serves as the facilitator of the company's Executive Board of Directors.
She has served as the Newsletter Editor for Community Association Institute - North Carolina as well as assisted with several Continuing Education Courses. Dacy now heads the company's continuing education program.
Formerly in the hospitality industry for 11 years, she was honored with numerous awards. She and her husband Derek reside in Matthews with their 4 children. |

Lou Anne oversees the client financial statements, accounts payable/receivable, past due homeowner accounts, late notices, etc. Lou Anne has 20 years experience in accounts receivable, payroll, accounts payable, preparation and audit of financial statements and all accounting/CFO functions. Lou Anne has attended Community Associations Institute (CAI) classes preparing her to sit for the Association Management Specialist (AMS) exam. She has expertise in several computer systems and specializes in IBM AS 400, Yardi, Microsoft and Tops Software Systems. Lou Anne assists clients in planning for their future and preparing budgets, as well as advising them on how to maximize cost-savings and increase their operational efficiency. She keeps the financial records for the associations, thereby supplying a historical perspective and fulfilling tax requirements. She also undertakes all required billing, collects fees owed to the association, supervises disbursements and prepares financial reports.
Lou Anne graduated from the University of North Carolina at Greensboro in 1981 with a degree in Business Administration. While working full-time, Lou Anne went back to University of North Carolina at Greensboro at night and obtained a second degree in Accounting. Lou Anne is an alumni member of the Phi Mu sorority. She is an avid reader and enjoys water sports and spending time with friends and family. |
